ACCESSIBILITY AND UNIVERSAL DESIGN - ASSESSMENT
Preparation of an equitable access report relating to; due diligence, development/building proposals.
Require awareness of “Premises Standards”, BCA requirements (Section D Part 4 Access for people with a disability, Section F – Accessible sanitary facilities, showers, adult change facilities etc)
BCA COMPLIANCE REPORTS
Building or Developing and overwhelmed with Council and Certification processes.
Developing a property involving a change of use or additions to an existing building and require a Section 62/64 report (NSW). It is advantageous to address BCA upgrading with your Development Application and negotiate during DA assessment instead of leaving it solely for Council to impose BCA upgrading conditions.
Preparation of BCA Compliance Audits and due diligence reports on all types of existing buildings and proposed development detailing major risk and compliance issues including solutions to achieve compliance.
BUILDING INFORMATION CERTIFICATE APPLICATIONS
Preparation of Access and/or BCA reports to accompany Building Certificate Applications to the local authority - Council.
BUSHFIRE
Assessment of Development proposals and (plans prepared for Construction Certificate and Complying Development applications) in respect of compliance with Planning For Bushfire Protection, AS 3959 and the BCA – bushfire requirements.
COUNCIL NOTICES OF INTENTION/ORDERS - RESPONSE
Require negotiation and liaison with Council in respect of a Notice of Intention or Order, illegal building work, fire safety upgrade etc.
Preparation of response reports.
Fire safety upgrade strategies for existing buildings to address Council Fire Orders.
DEMARCATION REPORTS
Preparation of a Demarcation Report in the event when a builder has become insolvent and your Insurance agency requires you to establish what building works have been undertaken by the insolvent builder.
DEVELOPMENT COMPLIANCE
Require a commonsense interpretation of your Development Consent and associated approvals.
Review/assessment of Building plans and proposed developments at all stages of development and preparation of BCA reports.
Checking of design documentation to identify potential conflicts with the building regulations and minimise delays with approvals.
Interpretation and application of the Building Code of Australia, Australian Standards and legislation-related matters.
Preparation of BCA compliance reports for all types of proposed developments, including commercial, industrial, retail, public infrastructure and residential projects.
DEVELOPMENT PRE-LODGEMENT
Pre-Development Application Audits of new works to ensure design compliance and identify non-compliances so they can be amended/assessed prior to the determination of the Development Application.
Building and access consultancy services for Development Advisory Panel meetings.
Pre-Development Application Audits of existing buildings to identify and provide recommendations for appropriate upgrading regimes and consequent liaison with Councils.
FIRE SAFETY UPGRADING
Require a fire safety audit in respect of existing and required fire safety measures.
Require planning for fire safety upgrades.
EXPERT WITNESS
Require expert witness and statement of evidence in respect of Court matters in respect of BCA, Access, Compliance, unauthorised building works and building uses.
REGULATORY
Require assistance with preparation and lodgement of applications including Development Application, Building Information Certificate, Construction Certificate, Complying Development Certificate, Section 68 applications and other associated applications.
Concerned your DA, CC or CDC plans are not DA or BCA compliant. Avoid costly assumptions with a pre-lodgement Building Code of Australia assessment (includes all classes of buildings – Class 1a, 1b, 2, 3, 4, 5, 6, 7a, 7b, 8, 9a, 9b, 9c, 10a, 10b and 10c).
SWIMMING POOL BARRIERS
Require preparation of a Section 22 Exemption under Swimming Pools Act 1992 (NSW) request to Council in respect of an existing or proposed swimming pool barrier.
UNAUTHORISED BUILDING WORKS & BUILDING USES
Require professional assistance with navigating the approval process with the Local Authority (Council’s). I can prepare a strategy identifying issues and develop a plan to resolve unauthorised building works and illegal building uses.
